Order property profile from title
company. Request plat maps, loan information
and tax information along with legal description of
property.
Conduct on-site property inspection with
sellers-gather information on property highlights to
use in promotional materials and advertising.
Compile competitive market analysis (CMA) on subject
property using the same method that banks and
appraisers use. Gather pertinent data from;
Homes Active, Homes
Pending, Homes Sold. Analyze data to
provide seller with accurate price range to list
home competitively in current market. Provide
seller with estimate of market time and agreed
upon final list price.
-Meet with sellers to complete
listing paperwork and answer any question on selling
process.
-Sign written commitment to sellers on marketing
agreement.
-Review "Quick Sell" list with sellers.
-Obtain seller information, including "out-of-town"
dates and work phone numbers.
-Complete brochure worksheet.
-Take color photos of house.
-Review sellers' future housing needs for local
placement or relocation assistance.
Provide sellers with advice to
enhance perceived value of property while minimize
seller's expense. Verify date when home will
be properly "staged" and ready for multiple listing
service (MLS) input. Install electronic lock box
with coded security system. Verify showing
hours are acceptable to sellers. Install
professionally designed sign and directions for
maximum exposure.
Establish office file.
Explain listing to office staff with input
instructions.

Review listing print-out for accuracy and content.
Input in data base for Buyer merge and activity
reports.
Schedule "30 day review" appointment with sellers.
Order finance sheets to provide to prospective
purchasers!
Develop a list of property
features and benefits, of your home, for agents to
provide their prospective buyers. Design and
create a property brochure or flyer.
Distribute a copy of listing
and flyer to our in-house sales team for their
prospective buyers.
Have flyers/brochures
distributed to area brokers each month.
Install brochure box on
property for buyers who are "just driving by".
Fill with flyers and restock as necessary.
Install and "special" signs as
needed....i.e. Owner financing, pool and spa, View!
etc.
Deliver flyer stand w/flyers
and finance sheets to your home.
Design and create property
information care to be mailed to 5,000 area
residents promoting your home. Many residents
know of someone who has visited, and may be
considering purchasing in area. A great source
of buyers!
Promote your home at Area
Brokers Meetings.
Hold open house when
appropriate.
Arrange a meeting with you at
least every 30 days to review our progress and make
any necessary adjustments to our strategy.
Provide you with copies of all
literature, used to market your home, for your
approval.
Discuss, with you, financing
options which could prove beneficial to you and
enhance the marketability of you home.
Constantly update you on any
further changes that could be made to make your home
more marketable.
Follow-up on showings to find
our if prospective buyers or agents need further
information on your property. Communicate
responses to sellers!
Mail thank-you cards to all
agents who have shown subject property, to encourage
cooperation and generate excitement about your home!
Regularly update you on recent
sales, new listings and all significant market
changes that could effect this sale.
Help arrange for interim
financing when needed.
Consult with seller's attorney
as requested.
Show sellers sample copies of
all appropriate standardized real estate forms, when
requested, so you will be familiar and comfortable
in their use.
Send property feature sheet to my Top-Producer agent
network.
Input property data in my home-office computer data
base for after -hours inquiries.
Maintain communication log to track buyer calls and
facilitate a smooth transaction.
Provide sellers with "approved" vendor contacts as
needed for painting, landscaping, carpet cleaning
etc. (These are vendors who have demonstrated good
quality at a good price.)
Ascertain feasibility of MLS supplement for this
property and request input.
Constantly look for and incorporate the best methods
for marketing your property, providing new
perspectives and strategies.
Inspect area properties, listed for sale, which are
in competition with subject property- Advise sellers
of findings.
Through-out selling process, minimize
inconvenience to Sellers, Seller's Family and
Seller's Pets! Reduce seller stress whenever
possible!
