The time that it will
take to get a contract on your home will depend on the
condition, price, location of your home, and also your level
of commitment and terms for the sale.
Commitment -
The level of
commitment that you produce will set the mood of the
sale. Your motivation will decide of needed
enhancements or repairs will improve your home.
Commitments to other needs such as a job or school
transfer may alter the suggested price of your home.
A positive attitude and willingness for preparation
in improvements, repairs, and upkeep will allow for

Choosing a Fair Market Price -
There are several factors that
are involved in setting a fair market price for your home.
A fair market price will take into account comparable homes
that have been sold in the past six to nine months.
The supply and demand for similar homes currently in the
market. Mortgage rates and the availability for a good
mortgage rate. Economic conditions and the terms of
the sale. Also the property condition and location may
be important factors in deciding what price is best for your
home. Kevin will come to your home and make an
interior inspection analysis with suggested improvements or
repairs, and then decide on a fair market price on your
home.

Terms of the Transaction - The terms of the
transaction includes the methods of purchasing you will make
available to a buyer. The more methods you make
available and the more friendly the purchasing methods are
the more likely a buyer will be happy in doing business with
you.
Condition of Your Home - The best thing to do is to
put yourself in the buyer's perspective. What are the
types of things that you noticed buying your home and what
are the things you believe buyers will be interested in when
they are shown the home.What do you think of a
home that is in need of some obvious repairs? What did
the sellers of your home push to attract you to buy the home
you are now in the selling position of?
In most cases

Location of Your Home - The
location of your home will be a very important concern
whether you are close to schools and shopping areas or in a
more secluded location. The demand for your type of
home may change the asking price. If you are moving
because you are unhappy with the location then expectations
will be lower and patience will then be needed.
How Long Will it Take for my
House to Sell? -
Kevin will sell your home in the
least amount of time possible. In some cases this can
be less than twenty four hours. If the buyer needs a
loan approval it can take up to four to six weeks to close
on the home.
An Offer is Made - After
an offer is made on your home the loan approval dates will
determine the closing dates on the contract that will say
when a home will close. When the contract is written
it will be reviewed by both parties who can either approve
or reject it. In the case the contract is rejected a
counter-proposal may be written and again submitted to the
other party who will then accept, reject, or counter-offer.
Not until both parties in the sale have accepted the
contract in writing will the property be taken off the
market.
